Superior Mini Splits offers affordable, Preventive Maintenance for ductless mini-split heat pump systems. Our Preventive Maintenance covers labor and materials required, at no additional charge, for the maintenance, as described below, of the listed mini split equipment for one year.

Services Covered

Superior Mini-Splits provides comprehensive preventive maintenance services for our Preferred Customer’s Mini-Split Heat Pump System/s, including but not limited to the following Preferred Customer benefits as detailed below.

Maintenance and Inspection Items

Superior Mini-Splits agrees to undertake the following key maintenance and inspection tasks during scheduled visits:

  • Inspect Air Filters: Monitor and clean or replace air filters to ensure optimal system performance.
  • Clean the Evaporator and Condenser Coils: Thoroughly clean indoor and outdoor coils to remove dirt and debris.
  • Clean and Inspect the Blower Wheel: Ensure the blower wheel is free from dirt and debris, optimizing airflow.
  • Inspect the Refrigerant Lines: Check for signs of refrigerant leaks and take corrective action to maintain manufacturer-specified levels.
  • Clean the Drain Line and Drain Pan: Prevent water buildup by clearing drain line clogs and addressing signs of mold buildup in the drain pan.
  • Inspect Electrical Connections: Ensure proper voltage range, inspect for loose or corroded electrical connections and cable fittings, and protect exposed electrical components with silicone spray.
  • Lubricate Moving Parts: Lubricate motor bearings and moving parts as required, and apply silicone spray to protect exposed components.
  • Inspect and Clean Air Vents and Louvers: Verify that air vents and louvers are obstruction-free to maintain optimal airflow.
  • Check the Remote Control and Thermostat: Test the remote control and thermostat functionality and replace batteries as necessary.
  • Inspect Insulation on Refrigerant Lines: Ensure insulation integrity on refrigerant lines and replace damaged sections to preserve energy efficiency.
  • Verify Mounting and Supports: Ensure secure mounting and support for indoor and outdoor units, and confirm that indoor units are correctly installed, level, and stable.
  • Clean and Maintain the Outdoor Unit: Clear any debris or vegetation surrounding the outdoor unit, maintain a 2-foot clearance for optimum airflow, and clean the condensation pan, drains, and condensing unit coil.
  • Test the System: Run the system in all modes to verify proper operation and identify unusual noises or odors.
  • Check for Air Infiltration: Inspect the seals around the indoor unit and where line sets enter the building to eliminate air leaks.
  • Seal any gaps or cracks as needed.

Preventive Maintenance Schedule

Superior Mini-Splits will provide you with advanced scheduling notice to perform preventative maintenance visits on your mini-split heat pump system.

Frequency: Annually or Bi-Annually, as requested by the Preferred Customer.

  • Spring Visit Dates: March, April, and May.
  • Fall Visit Dates: September, October, and November.

Pricing and Discounts

As a Preferred Customer, you will receive a generous 20% discount on all preventive maintenance, upgrades, and repair services Superior Mini-Splits provides during this Preferred Customer Network Agreement.

Emergency Service

Superior Mini-Splits commits to providing the Customer with preferred customer emergency service, available seven days a week, for any unexpected HVAC system issues that may arise during the term of this Preferred Customer Network Agreement.

Agreement Duration

This Agreement shall remain in effect for One Year, commencing on the Effective Date of this Preferred Customer Network Agreement, and automatically renew unless otherwise canceled as defined in the Agreement.

Payment Terms

The Customer agrees to remit payment to Superior Mini-Splits within 30 days of receiving invoicing.

Access to the Mini-Split Heat Pump System

The Customer agrees to provide Superior Mini-Splits unrestricted HVAC System access during scheduled visits.

Cancelation

Either party may cancel this Preferred Customer Program anytime with written notice.

Using mini-split heat pumps today is cost-effective for homes and businesses for their heating and air conditioning. Mini-splits are energy efficient and easy to install because of the ductless technology. With today’s heat pump technology, mini-splits can be used for the whole house and a building’s primary heating and cooling system.

Preventive Maintenance

Good mini split preventive maintenance practice will extend the life of a mini-split system, keep it running efficiently, and help avoid unexpected breakdowns and failures.

What's Included

Mini Split Preventive maintenance would include some of the following tasks:

Inspect outdoor unit: 

If the unit was installed in heavy foliage or a bushy area, leaves, cuttings, and debris will collect on and inside the unit, hampering the airflow, slowing down the heat transfer and cooling process, and working the compressor motor unnecessarily harder.

Inspect evaporator coils and fins: 

Coils and fins retain the cold temperature needed to cool and heat the indoor air. However, the dirt accumulating on the coils and fins over time acts like insulation, slows the cooling process, and makes the unit operate less efficiently.

Clean filters: 

Mini-splits have washable mesh filters that collect dirt and pollutants before entering the air cooling unit. Dirty filters slow the airflow, making the system run longer to circulate air. Dirt will also enter the system, causing problems with the louver vent operation if the filters are not maintained.

Check system performance: 

The refrigerant flows through pipes, called line sets, cooling the evaporator coils and transferring heat outdoors. If levels are low, the refrigerant will not get cold enough to cool properly. Low levels also indicate a leak that is not only unsafe for the environment but affects the air operation of the whole mini-split system.

Examine condensate pan and drains: 

During air conditioning, the indoor unit sheds condensation water out of the house through drain hoses or pipes; during the heating season, the outdoor unit sheds condensation water into a pan under the unit. Excess water in either location suggests a slow or blocked drain that needs to be corrected.
